There are no residents at DivyaSree Shettigere and no completed building, so any resident review or testimonial for it would be manufactured, and we publish none. What follows is an assessment of a project that exists today as government filings: a granted Terms of Reference, a pending clearance application, a boundary file and sixteen survey numbers, most of them parts, in Devanahalli taluk. DivyaSree Yelahanka keeps the review conversation in the same Bengaluru market, where buyer profile, holding period, exit comfort, and daily-use trade-offs decide the final fit.

The application was filed on 4 March 2026, and a granted Terms of Reference is not an environmental clearance; it is the scoping stage that sets what the environmental study must examine.

The filing also records a 252-room hotel building and a retail-and-office podium, and DivyaSree has announced no operator or brand for either, so this is a mixed-use township and not a clean residential launch. These figures come from the Terms of Reference letter; the clearance form filed in June is not public, so the scheme may already have moved.

DivyaSree Shettigere and the developer's record

The promoter is a recently incorporated per-project limited liability partnership, and no primary document names DivyaSree Developers Private Limited itself, so the group attribution is our inference from three traces in the record: the applicant address is the group's headquarters building at Richmond Town, the boundary file uploaded to the portal is named for DivyaSree, and the letter addresses the signatory as the LLP's chief executive. The counterparty on any agreement, though, will be the LLP.

The registry record is thinner than the brand's reputation suggests. A parse of the full Karnataka RERA register on 7 September 2026, across 9,924 rows, returns no row for the promoter and no DivyaSree project anywhere in Devanahalli or Bengaluru Rural; the only registered DivyaSree residential projects are 77 Life and 77 Sky at Yemalur, under DivyaSree Infrastructure Projects Private Limited. DivyaSree's own website, read the same day, lists no Shettigere or Devanahalli residential project.

That is expectation-setting, not accusation. A house whose registered residential output in Karnataka is two projects at Yemalur, alongside a large unregistered commercial estate, is filing here for 5,474 homes, a hotel and an office podium, and the intake material's tentative table opens at a 684 sq ft one-bedroom home. It is a departure in scale and in product. Our fleet covers a DivyaSree project at Yelahanka New Town, as portfolio context only.

The circulating figures for DivyaSree Shettigere

Figures of 72 acres, about 1,961 homes, 31 towers and possession in 2030 circulate for this project, with price bands attached. None of it matches the promoter's own filing of 77.22 acres, 5,474 homes and 17 buildings, and that 1,961-home, 31 towers, ground-plus-15 description is what Godrej publishes, on its blog of 20 August 2025, for the first phase of the neighbouring MSR City. We publish the filing and treat any price attached to this name as invention until DivyaSree publishes one.

Areas to monitor at DivyaSree Shettigere

The approvals stage. Conditions imposed at grant routinely change unit counts, heights and layouts. The Terms of Reference already carries conditions the study must answer, among them tertiary sewage treatment with full recycling, solar on half the roof area, a traffic study and a rejuvenation plan for the nearby lake, all of them requirements imposed rather than features delivered.

The occupation of the site. The same conditions record that CISF staff are residing on the proposed project site until June 2028, and require the promoter to value the existing buildings and assess their operations. Part of this land is occupied for roughly two more years, any construction programme has to work around it, and the intake material's indication of a launch in late 2026 reads differently in that light.

Density. Our arithmetic, an estimate rather than a filed figure: 5,474 homes divided by 77.22 acres is about 70.9 homes per acre, dense for a parcel this size. Parking is 5,790 spaces against 5,474 homes, about 1.06 per home before the hotel, shops and offices take theirs.

Land instruments. The application records privately owned agricultural land, converted and acquired, across sixteen survey numbers, most of them parts. The block is shared with Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered and launched, so roads and services arrive with them. It is a separate parcel, not land carved out of either.

Access. The airfield perimeter closes the north and east and NH-44 is access-controlled, so what is close in a straight line is far by road: Terminal 1 is 5.09 km away as the crow flies and 9.72 km by road. Doddajala on the Blue Line, the nearest station under construction, is about 3.1 km by road with no announced opening date. The nearest hospital is 6.37 km, the nearest credible schools 8.18 and 8.20 km and the nearest department store 10.35 km, with no supermarket inside nine road kilometres.

Micro-market fundamentals at DivyaSree Shettigere

Anarock's Devanahalli micro-market report of July 2024 put the average base selling price at ₹6,778 per sq ft as of the fourth quarter of 2023, appreciation of 46 per cent over the seven years to then, and 13,600 units of supply in that window. Knight Frank's first-half 2026 report puts Bengaluru's weighted average at ₹9,354 per sq ft, up 9 per cent year on year, and calls North Bengaluru the city's fastest-growing residential corridor; its table carries Yelahanka at ₹6,300 to ₹12,700 and no Devanahalli row.

Employment is the demand engine and it is a drive: Boeing's engineering centre is 10.37 km by road, the KIADB aerospace park 13.28 km and Collins Aerospace 13.51 km. The Blue Line is under construction, and the state's stated target for the Hebbal to airport link is September or October 2027, with the full line in March 2028, a target that has moved more than once.

The investor case at DivyaSree Shettigere, and the case against

The structural argument is that the promoter declared a ₹2,029 crore project cost to a regulator and mapped a boundary, and that the parcel shares a block with two registered, launched townships. The only developer-published per-square-foot number in that block is Birla Estates', which has moved from ₹6,765 in the first Trimaya phase to ₹10,231 in the fourth, reported in Aditya Birla Real Estate's investor presentation of 13 May 2026 as booking value divided by area sold. That is a blended realisation, not a list price, but it shows direction.

The case against is equally concrete. There is no price, no registration and no clearance, so nothing about the product is fixed and no statutory protection applies. A township of 5,474 homes lands in a belt where Anarock counted 13,600 units of supply across 2016 to 2023, and its buyer joins several thousand sellers at exit. Every apartment project registered in this belt in 2025 and 2026 files completion between mid-2030 and the end of 2031, and the June 2028 occupation sits in front of even that. On developer numbers alone the corridor supports roughly ₹10,000 to ₹11,000 per sq ft, an estimate resting on Trimaya's ₹10,231 and on Godrej's ₹1.79 crore divided by an aggregator's three-bedroom sizes, which gives about ₹9,600 to ₹11,200 per sq ft on a denominator we cannot confirm.

What buyers and tenants will weigh at DivyaSree Shettigere

An owner-occupier is buying the road geometry as much as the apartment: the hospital, school and retail distances above are thin for a township of this size, and the filing's own podium and hotel answer that only from the day it opens. Tenant demand here is specific, being airport and airline staff and the KIADB campuses, and a product opening at a one-bedroom home is aimed at that pool. Rental income, though, accrues to completed stock, and nothing here is registered.

A due-diligence checklist for DivyaSree Shettigere

  • The K-RERA registration number. None exists. Ask for it before any payment, and treat any instrument issued before registration as a contract whose refund terms are its only protection.
  • Title. Sixteen survey numbers, mostly parts, interleaved with neighbouring holdings. Ask for the title flow on each and the schedule of the extent being sold.
  • The plan sanction. Plan sanction falls to BIAAPA, the Bengaluru International Airport Area Planning Authority, and none has issued. The site is in Bengaluru Rural, now Bengaluru North district, about 8 km outside the Greater Bengaluru Authority boundary.
  • Khata and property tax. Expect a panchayat e-khata and panchayat property tax, not a city corporation khata; the neighbouring registered project's record carries a Panchayat Raj e-khata and names Anneshwara Gram Panchayat as its water authority. Confirm both on these survey numbers.
  • Land instruments. Ask for the conversion order and the acquisition documents behind the record of converted agricultural land, and for the clearance letter itself once it issues.
  • The occupied portion. Ask what happens to the CISF quarters, when, and how construction phases around them.
  • Water and power. The intake material and the neighbouring registered project both point to gram-panchayat water; power is attributed to BESCOM in the intake material alone.

The RERA position at DivyaSree Shettigere, stated plainly

This project holds no registration with the Karnataka Real Estate Regulatory Authority. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot lawfully be advertised, marketed, booked or sold until registration is granted. Until that number exists there is no project account for buyer money, no statutory carpet area, no registered completion date and no adjudication route. This microsite is an information and enquiry resource for a scheme at the approvals stage, not a booking channel, and nothing on it is an offer.

Figures of 72 acres, about 1,961 homes and 31 towers circulate for this project on third-party lead-generation pages. They do not match the promoter's own filing, which records 77.22 acres, 5,474 homes and 17 buildings, plus a hotel and a commercial podium those pages never mention. The 1,961-home, 31-tower, ground-plus-15 description matches the first phase of the neighbouring Godrej MSR City exactly as Godrej itself publishes it, on a township 0.46 km away by road. We publish the filing.

What do homes in the Shettigere belt actually sell for?

The only developer-published per-square-foot number in this survey block is Birla Estates'. Aditya Birla Real Estate's fourth-quarter FY26 investor presentation, filed with the exchange on 13 May 2026, reports Birla Trimaya's average rate per sq ft, meaning booking value divided by area sold, as ₹6,765 for Phase 1, ₹8,558 for Phase 2, ₹9,019 for Phase 3 and ₹10,231 for Phase 4. Godrej's page for Barca at Godrej MSR City says 3 BHK homes from ₹1.79 crore, and Tata Housing's release records ₹1,000 crore of sales across 377 units at Varnam, roughly ₹2.65 crore per booking on our own division. Divided by an aggregator's 3 BHK sizes of 1,603 to 1,864 sq ft, a denominator Godrej has not published, the Barca figure implies about ₹9,600 to ₹11,200 per sq ft; the Varnam figure carries no area at all. Set beside Birla Estates' exchange-filed ₹10,231 per sq ft for Trimaya Phase 4, those put a same-belt apartment at roughly ₹10,000 to ₹11,000 per sq ft as an estimate about the corridor. It is not a rate for this project, and multiplying it by the intake brief's self-labelled tentative areas above would compound two unconfirmed inputs into one confident-looking rupee figure; we publish no such worked example.

What should I verify before committing any money?

Six things. Confirm that a K-RERA registration exists and read the registered particulars rather than a brochure. Check the status of proposal SIA/KA/INFRA2/580963/2026 yourself on PARIVESH. Ask for the building plan issued by BIAAPA and check that land extent, unit count and floors match what you were told. Have an advocate run title and encumbrance on the survey numbers above and confirm the khata classification. Check that the entity on every document is Divyasree Shelters LLP, and ask in writing about the CISF staff quarters.

Who are the neighbours on this survey block?

Good ones, and that matters. The land sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered with K-RERA and launched, with the numbers on Sy. 1 and Sy. 37 interleaved between the holdings; Godrej MSR City is 0.46 km away by road. Established neighbours mean roads, water, power and social infrastructure arrive on a schedule this project need not set alone. The record does not show that this parcel came out of either neighbour's land.

What does the absence of registration mean for a buyer today?

It means the project cannot lawfully be advertised, marketed, booked or sold to you yet. Section 3 of the Real Estate (Regulation and Development) Act 2016 requires registration before any of that for a project in a registrable class. Registration is also what creates the protections buyers rely on: the separate project account, the disclosed plan, the declared completion date and the standard agreement. Money collected before registration sits outside all of it, and this microsite is an information resource, not a booking channel.

When will DivyaSree Shettigere launch, and when is possession?

No date can honestly be given, because none has been announced. The intake material indicates a launch targeted for late 2026, which we attribute to that material rather than assert, and it has to be read against the CISF staff quarters recorded as remaining until June 2028. Every apartment project registered in this belt during 2025 and 2026 files completion between the middle of 2030 and the end of 2031. A possession date becomes meaningful only when a K-RERA registration declares it.
