Three residential amenity buildings, a retail-and-office podium and a 252-room hotel are on the filing. No amenity schedule has been published by anyone.

An amenities page is normally a list. This one is not, because no list worth your time exists. DivyaSree has published nothing about this development, and the intake material we were given carries an amenities field that is an unfilled checklist prompt, not information. What exists is a government file. In the same Bengaluru context, DivyaSree Yelahanka helps buyers read clubhouse, landscape, sports, and wellness features through everyday use rather than brochure quantity.

The promoter of record, Divyasree Shelters LLP, a DivyaSree-group entity, was granted Terms of Reference by SEIAA Karnataka on 12 May 2026. The scheme in that letter, as filed for Terms of Reference, is 5,474 homes in seventeen buildings on 77.22 acres at Akkalenahalli-Mallenahalli Village, Devanahalli Taluk, at a declared cost of ₹2,029 crore. Alongside those buildings it records three dedicated residential amenity buildings, four commercial floors of retail and office beneath one residential block, and a hotel building of 252 rooms. DivyaSree has announced no operator, brand or tenant for any of them.

DivyaSree Shettigere is the working title used on this site. DivyaSree has not announced a marketing name for the development.

That is the whole of it: heights, capacities and one room count, with no floor areas and no facility names. The filing never uses the word clubhouse; it says "residential amenity buildings", and so do we.

The three residential amenity buildings at DivyaSree Shettigere

Three separate amenity structures, each with a basement and each rising two or three floors above ground, is unusual on a single filing, and it is the strongest amenity fact this project has. Most schemes file one facility block; this one files three, as buildings in their own right rather than podium levels. Amenity building 1 has a basement, a ground floor, three upper floors and a terrace; the other two stop a floor lower.

Scale is why three makes sense. On the filed numbers, 5,474 homes across three amenity buildings is roughly 1,825 households to each (5,474 ÷ 3 = 1,824.7), an estimate rather than a filed figure. Against the density on the same document, 70.9 homes per acre (5,474 ÷ 77.22), spreading amenity space rather than concentrating it at one gate would be the rational answer, but the filing records no position for any of the three buildings, so how far any household walks is not on the record.

What the filing does not do is say what is behind the doors. It allocates no use to any level, gives no built-up area, and does not say whether the basements hold amenity space, parking, water tanks or plant. Nor does anything say when these buildings are handed over relative to the homes.

The retail and office podium at DivyaSree Shettigere

Building 16 is the mixed-use block: two basements, a ground floor and four upper floors of retail and office, with homes from the fifth upper floor to the thirteenth and a terrace above. It is the only block carrying both uses, and the reason this project is a township on our records.

The podium matters, because the area supplies very little. On routed road distances from the centre of the filed boundary, the nearest department store is at the airport, about 10.35 km by road, and there is no supermarket within 9 km by road. Against that: nothing has been let, no tenant is named, and a podium filed in 2026 is not a shop open years later.

Some relief arrives independently of DivyaSree. The site sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered, launched projects whose roads and utilities will be built out first. The Tata One Bangalore environmental clearance records a hospital and schools in its own programme, which we attribute to that document.

The 252-room hotel building at DivyaSree Shettigere

Building 17 is a hotel: three basements, a lower ground floor, a ground floor, eight upper floors and a terrace, holding 252 rooms on the filing. No operator has been announced, no brand attached, and nothing says whether residents get access to its restaurants or pool, on what terms or at what charge. Treat it as a neighbour rather than as an amenity.

Its logic is the airport, about 9.7 km by road to Terminal 1, with branded airport hotels at roughly 8.2 km and 9.7 km by road and smaller transit hotels from about 3.7 km. A hotel of that size also brings arrivals at every hour and service traffic on the internal roads.

DivyaSree Shettigere power, water and parking as filed

Six sewage treatment plants of 650, 1,200, 1,100, 1,000, 350 and 300 KLD sum to 4,600 KLD. Against a filed wastewater discharge of 4,167.91 KLD, that is about ten per cent above the flow the promoter expects (4,600 ÷ 4,167.91 = 1.10, our estimate). Total water demand is recorded at about 4,900 KLD, fresh and recycled. We publish no per-home figure, because the same plants serve the hotel, offices and shops.

Standby power is filed as forty-seven generating sets across five ratings, summing to about 25,925 kVA (5 × 1,010 = 5,050; 2 × 750 = 1,500; 15 × 625 = 9,375; 15 × 500 = 7,500; 10 × 250 = 2,500) — our arithmetic on the filed list, not a figure the letter states. Supply is another matter: the intake material names BESCOM for power and gram-panchayat water, both attributed to it and neither confirmed. The neighbouring registered project on the same survey numbers names Anneshwara Grama Panchayath as its water authority, an indication here rather than a finding.

The filing records 5,790 spaces against 5,474 homes, 1.06 spaces per home (5,790 ÷ 5,474), before the hotel's guests, office workers and shoppers take any share. For a township this size that is thin, and it becomes a residents' association problem later.

The ToR conditions DivyaSree Shettigere has to answer

Terms of Reference are a scoping instrument: they set what the impact study must examine before the clearance application is decided. The conditions attached on 12 May 2026 read like an amenity list and are not one. They are requirements placed on the promoter, not features promised to a buyer.

On water and waste, they require tertiary treatment with full recycling of sewage, rainwater harvesting, smart water metering, and an organic-waste bio-digester. On energy, solar generation over half the roof area and compliance with the national energy conservation building code. On mobility and risk, electric-vehicle charging provision, a traffic study, and a disaster-management plan. They also require a water-quality and rejuvenation plan for the lake near the site; the letter names no lake, and the nearest two on our routed table are 4.92 km and 5.55 km away by road, so nothing implies water frontage.

If the clearance is granted, these conditions will be written into the grant and become the first hard specification this project publishes. Until then they are an obligation to study, not a facility to expect.

Security and site occupation at DivyaSree Shettigere

The filing records no security provision at all: no gatehouse, no perimeter specification, no surveillance schedule. That absence is normal at this stage.

What the record does contain outweighs all of it. The ToR conditions require the promoter to quantify the salvage value of existing buildings on the site, to carry out environmental due diligence on existing operations, and to model noise to ISO 9613, expressly because CISF staff are residing on the project site until June 2028. Occupied staff quarters stand on this land for more than two years yet, and any early launch or start on site has to be read against that date. We do not speculate on the lease or the posting.

DivyaSree Shettigere against DivyaSree's registered projects

Lifting a specification from another DivyaSree scheme would be easy and wrong. The group's own website, read on 7 September 2026, lists no residential project on the airport corridor at all. Its registered residential projects in Bengaluru are 77° Life and 77 Sky at Yemalur, filed by DivyaSree Infrastructure Projects Private Limited, a different company from the promoter here.

The gap is the point. Yemalur is small and central, and those two schemes sit at the top of the brand's range; this filing is 5,474 homes at 70.9 an acre on the airport corridor, with a hotel and a shopping podium in it. The intake material's own table, which it marks as tentative pending registration, opens at a 684 sq ft one-bedroom home. If that survives to launch it is a departure for the brand, and we would rather say so than dress it up.

What has not been published for DivyaSree Shettigere

Plainly: there is no amenity schedule for this project. No clubhouse is named, no floor area is given for any amenity building, no facility is counted, no landscape area is stated, no maintenance rate is quoted, and nothing says which facilities carry a separate charge. Third-party pages ranking for this project's name do publish specifications; they contradict the promoter's own filing on the basic dimensions of the scheme, so we do not repeat their amenity claims.

Three questions deserve written answers from anyone marketing this project: what occupies every level of each amenity building, and their areas; when those buildings are handed over relative to the homes; and whether residents may use the hotel's facilities.

Regulatory standing of DivyaSree Shettigere

Terms of Reference were granted on 12 May 2026. The environmental clearance application that followed was filed on 20 June 2026 and remains pending before SEIAA Karnataka, which last updated its status on 27 August 2026. No environmental clearance has been granted, and a granted Terms of Reference is not one. On jurisdiction: the site is in Bengaluru Rural, renamed Bengaluru North district in 2025, about 8.4 km outside the Greater Bengaluru Authority, and the building plan goes to BIAAPA, the Bengaluru International Airport Area Planning Authority, for sanction. Expect a panchayat e-khata and panchayat property tax, and confirm both on the survey numbers.

The project is also not registered with the Karnataka Real Estate Regulatory Authority. A parse of the state registry on 7 September 2026 returns no row for this promoter and no DivyaSree project in the Devanahalli belt. Section 3 of the Real Estate (Regulation and Development) Act 2016 prohibits a project in a registrable class from being advertised, marketed, booked or sold before registration is granted. For amenities the consequence is direct: registration is the moment a developer's particulars, including the amenity schedule in the agreement, become a public record that can be held against it. Everything not on this page is still unwritten.

What amenities are confirmed at DivyaSree Shettigere?

Three things are on the filing: three dedicated residential amenity buildings, one at a basement, ground and three upper floors and two at a basement, ground and two upper floors; the retail-and-office podium; and the 252-room hotel building. Three multi-storey amenity structures on one site is unusual, and it is filed. Beyond that we publish nothing, because the amenity field in the intake workbook is a blank checklist. The Terms of Reference conditions do impose requirements the impact assessment must address, including full sewage recycling, solar generation over half the roof area, a traffic study and a lake rejuvenation plan. Those are conditions imposed, not features delivered.

Is DivyaSree Shettigere only apartments, or is there a hotel?

There is a hotel, and it is on the filing. Building 17 is a hotel block of 252 rooms over three basements, and Building 16 carries four floors of retail and offices beneath nine floors of homes. DivyaSree has announced no operator and no brand for either, and no hotel name appears on the record. A page that reads as a clean residential launch omits what the promoter told the regulator, which is why we call it a township.

Is 5,474 homes on 77.22 acres dense, and is the parking enough?

It is dense, and we show the arithmetic: 5,474 divided by 77.22 is about 70.9 homes per acre. Across the sixteen residential buildings and the filed floor counts that is about 20 to 26 homes per floor on the filed numbers, so expect large floor plates. On parking, 5,790 spaces divided by 5,474 homes is about 1.06 cars per home, before the hotel, retail and offices take their share. Both are our own divisions of filed numbers, so treat them as estimates.

How large is the site, and how many homes are planned?

The filing records 31.2519 hectares, which is 77.22 acres, and 5,474 residential units, at a declared project cost of ₹2,029 crore. The land extent comes from the common application form, updated the morning the clearance application was filed; the unit count is recited in the Terms of Reference letter. The application also states a built-up area of 10,14,670.41 sq m, but that includes basements, parking, the hotel and the commercial floors, so it is no proxy for saleable area and we do not divide it by the unit count.

Who are the neighbours on this survey block?

Good ones, and that matters. The land sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered with K-RERA and launched, with the numbers on Sy. 1 and Sy. 37 interleaved between the holdings; Godrej MSR City is 0.46 km away by road. Established neighbours mean roads, water, power and social infrastructure arrive on a schedule this project need not set alone. The record does not show that this parcel came out of either neighbour's land.

What happens next, and why can't this page say more?

Three gates stand between the present state and a project that can lawfully be sold: a decision on the pending environmental clearance from SEIAA Karnataka, a building plan from BIAAPA, and registration with K-RERA. We publish no timetable, because none has been announced and permission timelines in Karnataka are not predictable enough for an honest estimate. What we can state plainly sits on a government file: promoter, land, homes, hotel, buildings, parking, cost, survey numbers and the dates on the letters. Name, price, unit sizes, launch and possession are on no document we can verify.
