Nearly everything that can be said with confidence about this project comes from one government file. On 4 March 2026 Divyasree Shelters LLP applied to SEIAA Karnataka for Terms of Reference for a township on 31.2519 hectares, 77.22 acres, at Akkalenahalli-Mallenahalli village in Devanahalli taluk. The application gives sixteen survey numbers, a built-up area, a building-by-building floor schedule, a unit count, a hotel, a parking count and the cost the promoter itself declared. Terms of Reference were granted on 12 May 2026; an environmental clearance application followed on 20 June 2026 and is pending. Those two proposals are the only primary documents about the scheme in public. In the same Bengaluru market, DivyaSree Yelahanka helps frame how another project presents scale, location logic, and the trade-offs a household should resolve before shortlisting.

What does not exist matters as much: no environmental clearance, no K-RERA registration, no published name, price, unit mix or launch date, and pages ranking for the project's name that carry figures the promoter's own filing contradicts. This page keeps three things apart: what a filing states, said plainly with the document named; what marketing and intake material claims, attributed and never asserted; and our own arithmetic, labelled an estimate and shown.

DivyaSree Shettigere is the working title used on this site; DivyaSree has not announced a marketing name for the development. The intake material's two names, "DivyaSree Shettigere" and "DivyaSree Devanahalli", appear on no DivyaSree publication, and the filing calls the scheme "Proposed Residential Development Plan by M/s. Divyasree Shelters LLP", a description rather than a name. divyasree.com, read on 7 September 2026, lists no Shettigere, Devanahalli or airport-corridor residential project at all. That does not make the scheme unreal; a promoter does not put a 77-acre township through environmental appraisal on land it is not developing. It means this pre-launch scheme in North Bengaluru is unpublished by its developer, so any brochure, rate or booking form presented as official did not come from DivyaSree.

Terms of Reference are the scoping stage: the authority has decided the proposal needs a full Environmental Impact Assessment and has set out what it must study. It opens the process rather than ending it. The clearance is a separate decision on an application pending since 20 June 2026, and anyone who calls this project environmentally cleared has not read the file. The position we hold to across this site: Terms of Reference were granted on 12 May 2026; the environmental clearance application is pending before SEIAA Karnataka; no clearance has been granted; and the project is not registered with K-RERA.

One caveat on currency. Land, cost and extent are confirmed to the EC application, because the Common Application Form was updated that morning. The unit count, hotel rooms, floor schedule, parking and sewage figures come from the SEIAA letter, which recites the ToR-stage application; the EC form itself is not publicly readable and may carry a revised scheme. Every programme figure here is therefore "as filed for Terms of Reference".

The K-RERA position at DivyaSree Shettigere

DivyaSree Shettigere holds no Karnataka RERA registration and has no application in the queue. We checked rather than inferred: a parse of the full Karnataka project register on 7 September 2026, all 9,924 rows, returns no row for Divyasree Shelters and no DivyaSree project anywhere in Devanahalli taluk. The only registered DivyaSree residential entries in the state are 77 Life and 77 Sky at Yemalur, held by a different group company.

The consequence is legal. Section 3 of the Real Estate (Regulation and Development) Act 2016 bars a promoter from advertising, marketing, booking or selling any apartment in a registrable project until registration is granted, so no lawful booking can be taken here, no allotment made and no sum collected against a home. This microsite is an information and enquiry resource, not a booking channel, and it carries no price for that reason. If you are shown a RERA number for this project, it belongs to another scheme; ask which, and check it on the K-RERA portal.

The developer behind DivyaSree Shettigere

The promoter of record is Divyasree Shelters LLP, cased as filed: a recently incorporated per-project LLP. No primary document names DivyaSree Developers Private Limited itself, so the group attribution is an inference, though a strong one, from three traces inside the record. The applicant address on the Common Application Form and the SEIAA letter is DivyaSree Chambers, 8th Floor, A-Wing, No. 11, Richmond Town, Bangalore 560025, the group's headquarters and the address in our developer file. The uploaded site-boundary file is named "divyasree final kml.kml". And the SEIAA letter is addressed to the LLP's chief executive, who signed the application. We therefore write this as a project filed by Divyasree Shelters LLP, a DivyaSree-group entity registered at DivyaSree Chambers.

DivyaSree Developers Private Limited, incorporated in 1995, has delivered more than 30 million sq ft, most of it Grade-A office and IT-park stock; its residential record is small, low-density and top-of-market. This project is neither: 5,474 homes, a hotel, and a 684 sq ft one-bedroom in the intake material's tentative table. That is a departure for the brand, stated without dressing it up or reading it as a warning. DivyaSree's other North Bengaluru launch, at Yelahanka New Town, is portfolio context, not an alternative. Where DivyaSree Shettigere sits

The parcel is Sy. Nos. 1P, 37/2P, 37/5P, 37/6P, 37/8P, 37/9, 37/11P, 37/12, 37/16P, 37/17P, 37/24P, 37/25P, 37/27P, 39, 40 and 41/1 of Akkalenahalli-Mallenahalli village, Kasaba Hobli, Devanahalli taluk, Bengaluru Rural district, renamed Bengaluru North district in 2025; "P" marks a part-survey number. Shettigere is the market's label for this cluster, shared with the neighbouring Godrej, Prestige and Tata schemes; the village itself is about 2.7 km away by road, across the taluk line, so we say "the Shettigere belt". Our published coordinate, 13.19434, 77.66442, is the centre of the box enclosing the promoter's filed boundary: an orientation aid, not a survey. <!-- sister-link opportunity: prestige-shettigere -->

The site is outside the Greater Bengaluru Authority, whose boundary lies about 8 km to the south-west, so no city corporation is its local body. Plan sanction sits with BIAAPA, the Bengaluru International Airport Area Planning Authority, the authority named on the registered neighbouring project on the same survey numbers; no plan number for this project appears in any record we can read, and BIAAPA is the authority the plan will go to, not one that has ruled on it. Expect a panchayat e-khata and panchayat property tax, since that neighbour's record carries a Panchayat Raj e-khata on Sy. 1(P) and names Anneshwara Gram Panchayat as its water authority; confirm both on the specific survey numbers. The pincode that neighbour and our own sites in the belt carry is 562157.

This is not an empty parcel. The ToR's own conditions record that CISF staff quarters occupy part of the site and remain until June 2028; any construction programme has to work around that, and the late-2026 launch the intake material indicates should be read in that light. The site also sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered, launched projects whose roads and utilities will arrive first. The record does not show that DivyaSree's land came from either, and we do not say so. <!-- sister-link opportunity: tata-varnam -->

The defining fact of the location is geometry. The airfield perimeter closes the north and east and NH-44 is crossed only at its interchanges, so Terminal 1 is 5.1 km from the site as the crow flies and about 9.7 km by road, round via NH-44 and the airport trumpet. The nearest Blue Line station under construction, Doddajala, is about 3.1 km by road; the line is not operating, no opening date has been announced, and the state's late-2027 target for the Hebbal to airport link has slipped more than once. The nearest hospital, N.R.V. Hospital, is 6.4 km by road, the nearest credible school about 8.2 km, and there is no supermarket within 9 km; the filing's own retail-and-office podium is the counter-argument, and it is not built. The Boeing engineering centre is about 10.4 km by road and the KIADB Aerospace Park about 13.3 km.

Every figure in this table is from the promoter's own filing, meaning the Common Application Form, the Form-1 application and the SEIAA letter of 12 May 2026, as filed for Terms of Reference.

The letter's schedule gives seventeen buildings, most of them ground plus 13 upper floors, from ground plus 11 at the lowest residential block to ground plus 16 at the tallest; a four-floor retail-and-office podium under nine floors of homes in one block; a separate hotel building of lower ground, ground and 8 upper floors over three basements; and three residential amenity buildings, each over its own basement. It is not a clean residential launch and this site does not present it as one. The filing also records a 252-room hotel building and a retail-and-office podium; DivyaSree has announced no operator or brand for either.

Three estimates follow by our own arithmetic. Density: 5,474 ÷ 77.22 = 70.9 homes per acre, dense for a 77-acre township. Parking: 5,790 ÷ 5,474 = 1.06 cars per home before the hotel, retail and offices take their share, thin for a township of this size. Floor plates: 5,474 homes across sixteen residential buildings of 11 to 16 upper floors is roughly 20 to 26 homes per floor per building. We do not divide the built-up area or the project cost by the unit count: the first includes basements, parking, the hotel and the retail, and the second would read as a price when none exists.

What is claimed for DivyaSree Shettigere that no filing supports

Everything here comes from marketing or intake material and is uncorroborated by the filing or any DivyaSree publication.

Figures of 72 acres, about 1,961 homes, 31 towers and possession in 2030, with a price band and claims that bookings are open and construction is under way, circulate for this project on lead-generation pages. None matches the promoter's own filing, which records 77.22 acres, 5,474 homes, 17 buildings and nothing built. The 1,961-home, 31-tower, ground-plus-15 description matches the first phase of the neighbouring Godrej MSR City as Godrej itself publishes it, transplanted onto the DivyaSree name. The intake brief's own claims, each with its status:

  • Floors. The brief gives "1B + G + 16" for the whole scheme; the filing gives a schedule from ground plus 11 to ground plus 16, and we publish the schedule.
  • Configurations. The brief's table, labelled tentative by the brief itself, runs 1 BHK 684–873 sq ft, 2 BHK 1,142–1,185, 3 BHK 1,506–1,543, 3 BHK Grand 1,795–1,823 and 4 BHK 2,400–2,700, with no area basis and no rate. The filing records 5,474 homes and no unit mix.
  • Launch and completion. The intake material indicates a launch targeted for late 2026; read it beside the CISF occupation to June 2028. Its completion quarter is the intake template's default, and we do not publish it.
  • Amenities. The brief's amenity field is an unfilled checklist, and we publish none of it.
  • Water, power and authority. The brief names gram-panchayat water, BESCOM power and BIAPPA, the registry's spelling of BIAAPA. The authority is corroborated by the registered neighbour; the utilities remain the brief's claims.
  • Price. None. DivyaSree has published no rate or cost sheet; availability is pre-order, and the only correct answer is "on request".

Sustainability and the environmental process at DivyaSree Shettigere

The environmental process is how sustainability claims become binding: a Category B1 township under activity 8(b) needs a full Environmental Impact Assessment, the Terms of Reference set what it must cover, and a clearance, if granted, carries conditions enforceable against the promoter. Nothing here is a delivered feature. The SEIAA letter's additional conditions require the assessment to provide for tertiary sewage treatment with full recycling; solar generation on half the roof area; electric-vehicle charging; Energy Conservation Building Code compliance; smart water metering; an organic-waste bio-digester; rainwater harvesting; a traffic study; a disaster-management plan; and a water-quality and rejuvenation plan for the nearby lake.

Conditions 23 to 27 are where the CISF fact enters the record: the proponent must quantify the salvage value of the existing buildings, conduct environmental due diligence for the existing operations, and submit an impact-and-mitigation matrix with ISO 9613 noise modelling for the CISF staff residing on the site until June 2028. None of this binds yet. A ToR condition says what to study; the clearance, when decided, is what would commit the promoter, and any sustainability number quoted to you today should be checked against it if and when one is granted.

Undated: the EC decision, a K-RERA application, launch, construction start, phasing, handover, a name and a hotel operator. We will not estimate any of them; a pre-launch schedule is the easiest thing to guess and the most damaging thing to guess wrongly.

What is not yet known about DivyaSree Shettigere

  1. The marketing name; none has been announced.
  2. Whether the environmental clearance will be granted, when and on what conditions; a resubmission at a different scale would void the numbers on this page.
  3. Whether the 5,474-home, 252-room, 17-building programme survived unchanged into the EC application, whose form is not publicly readable.
  4. Whether and when K-RERA registration will be sought.
  5. The unit mix, carpet areas and price; the filing gives a total and no breakdown.
  6. The hotel operator, the podium's tenants and the contents of the three amenity buildings.
  7. How the CISF occupation to June 2028 shapes phasing, and which part of the site it constrains.
  8. The plan sanction number from BIAAPA, the khata classification on each survey number, and the exact boundary.

Has DivyaSree Shettigere received environmental clearance, and is a Terms of Reference the same thing?

No, and no. Terms of Reference were granted on 12 May 2026; the environmental clearance application, filed on 20 June 2026, is pending before SEIAA Karnataka, and the portal still recorded it as pending when we read it on 7 September 2026. A Terms of Reference is only the scoping instruction that sets what the impact assessment must study, and it confers no permission to build. Check both yourself on PARIVESH under SIA/KA/INFRA2/580963/2026 and SIA/KA/INFRA2/568667/2026; we will not call this project cleared.

How large is the site, and how many homes are planned?

The filing records 31.2519 hectares, which is 77.22 acres, and 5,474 residential units, at a declared project cost of ₹2,029 crore. The land extent comes from the common application form, updated the morning the clearance application was filed; the unit count is recited in the Terms of Reference letter. The application also states a built-up area of 10,14,670.41 sq m, but that includes basements, parking, the hotel and the commercial floors, so it is no proxy for saleable area and we do not divide it by the unit count.

Is DivyaSree Shettigere only apartments, or is there a hotel?

There is a hotel, and it is on the filing. Building 17 is a hotel block of 252 rooms over three basements, and Building 16 carries four floors of retail and offices beneath nine floors of homes. DivyaSree has announced no operator and no brand for either, and no hotel name appears on the record. A page that reads as a clean residential launch omits what the promoter told the regulator, which is why we call it a township.

How many buildings are planned, and how tall are they?

Seventeen buildings and three residential amenity buildings. The heights are not one number: most residential blocks are filed as ground plus 13 upper floors, the lowest at ground plus 11, two at ground plus 15 and the tallest at ground plus 16, over one or two basements. The mixed-use block puts four commercial floors under nine floors of homes, and the hotel is three basements, lower ground, ground and eight upper floors.

Is DivyaSree Shettigere under construction, and are bookings open?

No, on both counts. Pages carrying a starting price, a 2030 possession year and an invitation to register interest are describing a project that has a scoping letter, a pending clearance application, no building plan and no RERA registration. Nothing is being built on the land, and part of it is occupied: the Terms of Reference conditions record CISF staff quarters remaining until June 2028, which constrains any construction programme more than a marketing date will.
