Two companies matter on this project, and they are not the same company.

The public record here begins with a filing by Divyasree Shelters LLP, a recently incorporated per-project limited liability partnership and the promoter of record before Karnataka's State Environment Impact Assessment Authority. The group whose name it carries is DivyaSree Developers Private Limited, a Bengaluru developer with three decades of Grade-A office work behind it and a residential line that has been small and low-density.

As filed for Terms of Reference, DivyaSree Shettigere is a mixed-use township on 77.22 acres — 31.2519 hectares on the application — at Akkalenahalli-Mallenahalli Village, Devanahalli Taluk: 5,474 homes in seventeen buildings plus three residential amenity buildings, at a declared project cost of ₹2,029 crore. The filing also records a 252-room hotel building and a retail-and-office podium; DivyaSree has announced no operator or brand for either. Terms of Reference were granted on 12 May 2026 and the environmental clearance application, filed on 20 June 2026, is pending before SEIAA Karnataka. No environmental clearance has been granted, and the project is not registered with K-RERA. Part of the site is occupied by CISF staff quarters, which the environmental filing records as remaining in place until June 2028.

DivyaSree Shettigere is the working title used on this site; DivyaSree has not announced a marketing name for the development.

The proposal before SEIAA is filed as Proposed Residential Development Plan by M/s. Divyasree Shelters LLP. That partnership, not the group and not the brand on any future hoarding, is the legal person that made the application and would ordinarily be named in a buyer's agreement.

Holding a project in its own vehicle is ordinary practice rather than a warning sign: the Real Estate (Regulation and Development) Act 2016 attaches registration to the project and its promoter, not to a developer as a corporate group. What it changes is which name a buyer should look up.

No primary document names DivyaSree Developers Private Limited on this filing, so the group attribution is our inference rather than a corporate disclosure — a strong one, resting on three traces in the record.

The applicant address on the single-window application and the SEIAA letter is DivyaSree Chambers, Bengaluru 560025, the group's own headquarters building. The boundary file uploaded to define the parcel is named divyasree final kml.kml, written for internal use, not as a statement of brand. And the SEIAA letter addresses the LLP's chief executive.

Written properly, this project is filed by Divyasree Shelters LLP, a DivyaSree-group entity registered at DivyaSree Chambers.

The group behind DivyaSree Shettigere

DivyaSree Developers Private Limited is a privately held, promoter-led real estate and infrastructure group headquartered at DivyaSree Chambers on O'Shaughnessy Road, Bengaluru 560025 — the building the environmental filing gives as Richmond Town. It was incorporated in 1995 and traces its brand lineage to 1975, when the founding business began in infrastructure and construction. It is not listed, and operates in Bengaluru, Hyderabad and Chennai.

The anchor vertical is commercial: large-format office and technology-park development through the 1990s and 2000s, including DivyaSree Chambers in the central business district, DivyaSree Technopolis on the Old Airport Road corridor, DivyaSree NSL Orion in Hyderabad, and special economic zone campuses. That estate matters structurally rather than reputationally: a long-lease office portfolio funds a residential programme against an institutional asset base rather than pre-sales velocity alone, unlike a developer whose only cash flow is the next launch.

The residential vertical has been deliberately narrow: the 77 family at Yemalur — 77 Place, 77 Life, 77 East and 77 Sky — Republic of Whitefield in the EPIP Zone, and DivyaSree Yelahanka in Yelahanka New Town.

A parse of the full Karnataka RERA project register, 9,924 rows read on 7 September 2026, returns a footprint narrower than the group's scale would suggest.

Two registered residential rows in the whole of Karnataka, both at Yemalur, filed by a company whose name is not the one on this application. That record deserves to sit beside the 30 million sq ft the group publishes for itself.

We publish no registration number anywhere on this site: a number on a page about an unregistered project is the easiest thing for a reader to misread as this project's own. The Yemalur registrations sit on the K-RERA portal under the holder company's name.

Delivery record, and what a register can and cannot show

DivyaSree's own material describes Republic of Whitefield as a delivered, occupied community of roughly 1,306 units on about 15 acres, and 77 Place as delivered and occupied. Those are the group's statements, not handover records, and the register cannot corroborate them: it holds registrations made under the 2016 Act, so anything completed before the Act leaves no row.

What a register does show is filed intent and its revisions: the completion date a promoter declared at registration, and every statutory extension since. In this belt, every apartment project registered in 2025 and 2026 files completion between the middle of 2030 and the end of 2031, and older registrations nearby have run on repeated extensions well past their original dates. A late-2026 launch should be read alongside that, and alongside the CISF quarters on site until June 2028.

DivyaSree Shettigere and the group's published scale

The group publishes for itself more than 30 million sq ft of built-up area completed across commercial and residential assets, about 9 million sq ft under construction, operations in three metros, and a share of the commercial portfolio LEED-rated. Its stated corporate line is Envision. Create. Elevate. We have audited none of it and present it as the developer's claim. We publish no revenue, order book, headcount or ranking, because none is available from a primary source we would name.

Where DivyaSree Shettigere sits in the DivyaSree portfolio

The project is both a scale-up and a departure, and the two work in different directions.

The scale-up is in volume. Set the filed 5,474 homes against the DivyaSree residential projects we can put a unit count to: 124 at 77 Life, 270 at Yelahanka and about 1,306 at Republic of Whitefield, about 1,700 in all. On that arithmetic this single filing is roughly three times the group's countable residential output to date — an estimate, and an incomplete one, since 77 Place, 77 East and 77 Sky carry no published unit count, so the true multiple is lower.

It is a departure in product, and the filed numbers say so. Divide the filed homes by the filed land, 5,474 ÷ 77.22, and the result is about 70.9 homes per acre, an estimate from the application's own figures and dense for a site of this size. Divide the filed 5,790 car parking spaces by the same count and it is about 1.06 per home, before the hotel, the retail and the offices take any share. The building schedule runs from ground plus 11 upper floors at the lowest residential block to ground plus 16 at the tallest, most blocks at ground plus 13. None of that resembles the 77 line, where the developer's material describes 124 apartments from roughly 2,800 sq ft, or DivyaSree Yelahanka, where 270 homes sit on 5.5 acres in three towers.

The tentative configuration table in the client brief for this site starts at a 684 sq ft one-bedroom, and the brief itself says complete details will follow registration. Nothing in the filing confirms a unit mix, but if that table survives, a one-bedroom of that size would be a plain departure from a line built on large-format homes. The hotel and the podium point the same way: a 252-room hotel building and four floors of retail and office under a residential block are the first such components in the group's residential record.

The commercial heritage is the argument for the capacity to attempt it. The application records 10,14,670.41 sq m of built-up area — basements, parking, the hotel, the retail and the offices included, so not a proxy for saleable space — and a group that has delivered technology-park and special economic zone campuses is not meeting a programme of that size for the first time. What is new is selling 5,474 homes on the open market, about 9.7 km by road from Terminal 1 of Kempegowda International Airport, in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered, launched projects.

What to verify about the developer at DivyaSree Shettigere

  1. Which entity signs the agreement? Divyasree Shelters LLP is the promoter on the filing. Ask in writing whether it is also the party on the sale agreement.
  2. Does the group stand behind the project vehicle's obligations, and in what form? Brand comfort is confidence about execution, not a legal backstop.
  3. Has a K-RERA application been filed? No registration exists today, and nothing may lawfully be booked or sold until one does.
  4. What has happened to the clearance application filed on 20 June 2026? A granted Terms of Reference sets what the environmental study must cover. It is not a clearance.
  5. What is the position on the CISF quarters? The conditions record them on site until June 2028, and any construction programme has to work around that.
  6. What is the plan status with BIAAPA? The site is in Bengaluru Rural, now Bengaluru North district, about 8 km outside the Greater Bengaluru Authority boundary, so plan sanction falls to BIAAPA, the Bengaluru International Airport Area Planning Authority, not a city corporation. Expect panchayat e-khata and panchayat property tax, confirmed on the survey numbers.

Run litigation and registry searches against the partnership's name as well as the group's: a search against the brand alone misses everything filed under the promoter.

The regulatory position at DivyaSree Shettigere

The project is not registered with the Karnataka Real Estate Regulatory Authority, and no application appears in the register. Section 3 of the Real Estate (Regulation and Development) Act 2016 prohibits advertising, marketing, booking, selling or offering for sale a project in a registrable class before registration is granted. Terms of Reference were granted on 12 May 2026; the clearance application filed on 20 June 2026 remains pending before SEIAA Karnataka, and none has been granted.

Is DivyaSree Shettigere registered with K-RERA, and is there a RERA number?

It is not registered, and there is no number. We parsed the full Karnataka RERA project registry on 7 September 2026, all 9,924 rows, and found no row for Divyasree Shelters LLP and no DivyaSree project anywhere in Devanahalli or the surrounding rural district. The only registered DivyaSree residential rows in the state belong to a different group company at Yemalur in east Bengaluru. You will find no registration number on this microsite, and if material you are shown carries one, check it on the K-RERA portal first.

Who are the neighbours on this survey block?

Good ones, and that matters. The land sits in the same survey block as Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered with K-RERA and launched, with the numbers on Sy. 1 and Sy. 37 interleaved between the holdings; Godrej MSR City is 0.46 km away by road. Established neighbours mean roads, water, power and social infrastructure arrive on a schedule this project need not set alone. The record does not show that this parcel came out of either neighbour's land.

What happens next, and why can't this page say more?

Three gates stand between the present state and a project that can lawfully be sold: a decision on the pending environmental clearance from SEIAA Karnataka, a building plan from BIAAPA, and registration with K-RERA. We publish no timetable, because none has been announced and permission timelines in Karnataka are not predictable enough for an honest estimate. What we can state plainly sits on a government file: promoter, land, homes, hotel, buildings, parking, cost, survey numbers and the dates on the letters. Name, price, unit sizes, launch and possession are on no document we can verify.

What should I verify before committing any money?

Six things. Confirm that a K-RERA registration exists and read the registered particulars rather than a brochure. Check the status of proposal SIA/KA/INFRA2/580963/2026 yourself on PARIVESH. Ask for the building plan issued by BIAAPA and check that land extent, unit count and floors match what you were told. Have an advocate run title and encumbrance on the survey numbers above and confirm the khata classification. Check that the entity on every document is Divyasree Shelters LLP, and ask in writing about the CISF staff quarters.
