No price exists for DivyaSree Shettigere. What follows is the corridor rate evidence, the Karnataka cost stack, and what to demand in a cost sheet when one appears.

Why DivyaSree Shettigere has no price

There is no price for DivyaSree Shettigere. DivyaSree Yelahanka is useful for the affordability lens because the real decision usually comes down to all-in cost, payment schedule, floor preference, and how much contingency the buyer keeps aside.

DivyaSree has published no rate, no price list, no payment plan and no cost sheet; divyasree.com, read on 7 September 2026, does not list the project at all. The client workbook's pricing tab is the unfilled house template. Lead-generation pages attach a crore-denominated price band and a per-square-foot rate to this name; none of it has a developer source, and we do not repeat it.

What this page carries instead is the corridor evidence that does exist, a labelled estimate band with its arithmetic, the Karnataka cost stack, and the timing facts to weigh before a cost sheet appears. Every figure is labelled VERIFIED (a government portal, a registry row, an exchange filing or a developer's own publication), UNCONFIRMED (an aggregator, a lead-generation page or the client intake sheet, attributed and never asserted) or INFERRED (our own arithmetic, shown and called an estimate).

DivyaSree Shettigere is the working title used on this site; DivyaSree has not announced a marketing name for the development.

The scheme is not at a stage where a price can lawfully be quoted.

A Terms of Reference is the scoping stage of environmental appraisal, not a clearance; the clearance application is pending, and nothing has been granted beyond the ToR. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot lawfully be advertised, marketed, booked or sold before registration, and a parse of the full Karnataka registry on 7 September 2026 returns no row for Divyasree Shelters LLP. Any rate quoted to you today, however softly framed, is not a lawful offer; this microsite is an information and enquiry resource, not a booking channel.

As filed for Terms of Reference, the programme is 5,474 homes and a 252-room hotel in seventeen buildings plus three residential amenity buildings on 77.22 acres, 31.2519 hectares on the filing, with parking for 5,790 cars. The filing also records a 252-room hotel building and a retail-and-office podium; DivyaSree has announced no operator or brand for either. Part of the site is occupied by CISF staff quarters, which the environmental filing records as remaining until June 2028.

Corridor rates around DivyaSree Shettigere

The site, on Sy. Nos. 1P, 37/2P and fourteen further part-survey numbers of Akkalenahalli-Mallenahalli Village, Devanahalli Taluk, shares its survey block with Tata Housing's One Bangalore township and Birla Estates' Trimaya, both registered, launched projects. Developer-published numbers come first; a developer committing to a figure under its own name and a portal's "average rate for the locality" look alike on a page and are not alike as evidence.

Birla Trimaya, same survey block. VERIFIED. Aditya Birla Real Estate's Q4 FY26 investor presentation, filed with the BSE on 13 May 2026, reports Trimaya's average rate per square foot, booking value divided by area sold: ₹6,765 for Phase 1, ₹8,558 for Phase 2, ₹9,019 for Phase 3 and ₹10,231 for Phase 4, registered in January 2026 and 85 per cent sold by April 2026. A blended realisation, not a list price, and the only developer-published rate in the block.

Barca at Godrej MSR City, about 0.5 km by road. VERIFIED. Godrej's own page says "3 BHK homes from ₹1.79 cr*", possession March 2030; its K-RERA registration files completion on 31 March 2030. Godrej reported over ₹2,000 crore of sales at the April 2025 launch and publishes no sizes and no rate.

Tata Varnam Phase I, the same survey numbers. VERIFIED as sales facts. Tata Housing's release of 8 October 2025 records ₹1,000 crore of sales in 60 days across 377 units; Tata Realty and Infrastructure's FY26 annual report records ₹1,331 crore in the year. No price or rate was published.

Named reports. VERIFIED, dated. Anarock's Devanahalli micro-market report (July 2024) puts the average basic sale price at ₹6,778 per sq ft at Q4 2023, up 46 per cent from Q4 2016. Knight Frank's H1 2026 report gives Bengaluru a weighted average of ₹9,354 per sq ft, up 9 per cent, calls North Bengaluru the city's fastest-growing residential corridor, and has no Devanahalli row.

Further afield, developer-published. Brigade Orchards Ebony "from ₹1.70 Cr" on 1,657 to 2,365 sq ft, Laurel & Maple "from ₹97 L", Brigade El Dorado "from ₹89 L", Sobha Oakshire row houses "from ₹5.3 Cr", Provident Deansgate "from ₹2.35 Cr", Embassy Paradiso plots from about ₹4.3 crore. None is a 5,474-home township.

Aggregator figures. UNCONFIRMED, for the record only. Portals attach ₹13,000 to ₹13,500 per sq ft to a "Godrej MSR City Phase 3", ₹12,000 to ₹14,200 to Trimaya, ₹9,280 to ₹10,800 to Varnam and ₹8,500 to ₹13,000 to the belt. No K-RERA row exists for a third MSR City phase, Birla's own number is ₹10,231 and Tata has published none. The Prestige, Mahindra and Embassy schemes in the belt had no K-RERA row either on 7 September 2026; their bands are not evidence.

The corridor estimate band around DivyaSree Shettigere

We can defensibly publish a corridor band. We cannot publish a price for this project, and we do not.

  • Barca implied rate: Godrej's ₹1.79 crore divided by an aggregator's 3 BHK sizes of 1,603 to 1,864 sq ft is about ₹9,600 to ₹11,200 per sq ft; the numerator is Godrej's, the denominator is not.
  • Varnam average booking: ₹1,000 crore divided by 377 units is about ₹2.65 crore per home at launch; Tata's inputs, our division, and it says nothing about area.
  • Ebony ceiling: ₹1.70 crore divided by 1,657 sq ft is about ₹10,260 per sq ft, if the starting price attaches to the smallest unit.

Set beside Trimaya's Phase 4 blended ₹10,231, the developer-sourced evidence clusters at roughly ₹10,000 to ₹11,000 per sq ft for a same-belt apartment, materially below the ₹13,000 to ₹14,200 the lead-generation pages attach to the neighbours. It is the corridor's number, not DivyaSree's; no unit mix, carpet areas or phasing are on the record.

What the DivyaSree Shettigere filing says about cost

The application states a project cost of ₹2,029 crore and a built-up area of 10,14,670.41 sq m. Neither is a price input, and we divide neither by the unit count: the cost is a declared capital figure for environmental appraisal, not itemised for land, financing or margin, and the built-up area includes basements, parking, the hotel and the retail and office floors. Two derivations are safe, both INFERRED. Density: 5,474 homes divided by 77.22 acres is 70.9 homes per acre, dense for a township and a reason for a rate to sit below a lower-density scheme. Parking: 5,790 cars divided by 5,474 homes is 1.06 cars per home before the hotel, retail and offices take their share.

The filing records 5,474 homes and no unit mix, so nothing on the record confirms or contradicts the table. A 684 sq ft one-bedroom would be a departure from the brand's top-end 77 line at Yemalur and its Yelahanka New Town launch; volume beside the airport is a story, not a warning, but no 77-line rate transfers here.

We publish no worked example. Multiplying a self-labelled tentative area by another developer's rate compounds two errors into one confident-looking rupee figure that outlives every caveat. No price for DivyaSree Shettigere exists, and this page publishes none.

The Karnataka cost stack above any DivyaSree Shettigere rate

Statutory, payable to the state. Stamp duty on the higher of the consideration and the guidance value, at the slab the state publishes and revises; a registration fee on the same base; cess and surcharge, whose slab depends on whether the property is in a corporation, municipal or panchayat area; and GST on an under-construction home, not on a completed one sold after the occupancy certificate. We publish no percentage; a stale rate is worse than none.

Developer charges, itemised separately. Floor rise, preferential location, covered parking (not nominal at 1.06 cars per home), amenity charges (three amenity buildings are on the filing), connection deposits, corpus and sinking fund, advance maintenance, khata transfer and documentation; lump sums fall harder on a 684 sq ft unit than on a 2,700 sq ft one. A quoted rate is almost always on super built-up area, not carpet; until registration, no carpet-area disclosure is in force.

The jurisdiction line. The site is in Bengaluru Rural, now Bengaluru North district, in Devanahalli Taluk, outside the Greater Bengaluru Authority by about 8 km, under BIAAPA (Bengaluru International Airport Area Planning Authority) as planning authority. Expect a panchayat e-khata and panchayat property tax rather than a city-corporation khata: the neighbouring registered project's record on the same survey numbers carries a Panchayat Raj e-khata and names Anneshwara Gram Panchayat as its water authority. Khata classification sets the cess slab, the annual tax and which lenders will fund the purchase.

Every apartment project registered in the Devanahalli-taluk part of this belt in 2025 and 2026 files completion between mid-2030 and the end of 2031; the two Yelahanka-taluk registrations on the Sadahalli side file early 2032. Filed dates, not delivery records.

This scheme is behind that clock, with a ToR of 12 May 2026, a pending clearance and no registration. The intake material indicates a launch targeted for late 2026, and the ToR's own conditions record CISF staff quarters on part of the site until June 2028, which any construction programme has to work around. The only completion date that binds a promoter is the one declared to K-RERA.

The nearest metro is the Blue Line's Doddajala station, under construction about 3 km by road, with no opening date announced; the state's target for the Hebbal–airport link is September to October 2027, stated by the minister on 22 August 2026, and it has moved more than once. Terminal 1 is 5.1 km away in a straight line and about 9.7 km by road, because the airfield perimeter and the access-controlled NH-44 lie between; test any uplift claimed for airport proximity against the road figure.

What to demand in the DivyaSree Shettigere cost sheet

When the project is registered and priced, ask for all of this in writing before any payment.

  1. The K-RERA registration number, on the Authority's own portal.
  2. The rate and its area basis, carpet or super built-up, with the loading factor as a number and your unit's carpet area as it will appear in the agreement for sale.
  3. An itemised cost sheet, with stamp duty, registration fee, cess and surcharge and GST shown separately with their bases, and the guidance value for the survey numbers.
  4. The khata classification on the title documents, and your lender's written confirmation against it.
  5. The payment schedule tied to construction milestones, and the completion date declared to K-RERA.
  6. Your building and its floors as filed: most blocks are ground plus 13 upper floors, from ground plus 11 at the lowest residential block to ground plus 16 at the tallest; Building 16 carries four floors of retail and offices under its homes.
  7. The status of the environmental clearance and of the CISF quarters on the site.

Investors and rental yield at DivyaSree Shettigere

The corridor's case is real: North Bengaluru is Knight Frank's fastest-growing residential corridor, the Aerospace Park is operational about 13.3 km away by road, Boeing's engineering centre about 10.4 km, and the same survey block has sold ₹1,000 crore in 60 days for one neighbour, and Godrej's Barca, a separate township about 0.5 km away by road, sold over ₹2,000 crore at its April 2025 launch. We publish no rental yield for this project or the belt: no sourced figure exists, and a yield needs a purchase price that does not exist. A township with a hotel, four floors of retail and offices and three amenity buildings is designed to generate its own daytime population, a tenant argument; the nearest hospital at 6.4 km by road, the nearest credible schools at about 8.2 km and no supermarket within 9 km by road are the counter-argument today. Yield here is a bet on when those arrive, and the neighbours' own filed completions run to 2031.

Where the DivyaSree Shettigere price page stands

No price exists for DivyaSree Shettigere, and the project cannot lawfully be advertised, booked or sold until K-RERA registration is granted, which has not happened. The corridor band of roughly ₹10,000 to ₹11,000 per sq ft is an estimate about the belt and nothing more. We will publish a rate when DivyaSree publishes one, and not before.

What is the price of a home at DivyaSree Shettigere?

There is no price. DivyaSree has published no rate, no starting price, no cost sheet and no payment plan, and our own listing carries price as on request and availability as pre-order for that reason. A project that is not registered with K-RERA cannot lawfully be marketed or booked, so there is nothing for a price to attach to yet. If a channel partner quotes a firm per-square-foot rate for this address today, ask which document it comes from.

What do homes in the Shettigere belt actually sell for?

The only developer-published per-square-foot number in this survey block is Birla Estates'. Aditya Birla Real Estate's fourth-quarter FY26 investor presentation, filed with the exchange on 13 May 2026, reports Birla Trimaya's average rate per sq ft, meaning booking value divided by area sold, as ₹6,765 for Phase 1, ₹8,558 for Phase 2, ₹9,019 for Phase 3 and ₹10,231 for Phase 4. What unit configurations are planned at DivyaSree Shettigere?

The only configuration table that exists is the intake brief's, and the brief labels it tentative itself, pending registration. It gives 1 BHK homes of 684 to 873 sq ft, 2 BHK of 1,142 to 1,185, 3 BHK of 1,506 to 1,543, a 3 BHK Grand of 1,795 to 1,823 and 4 BHK of 2,400 to 2,700 sq ft. The filing records 5,474 homes and no unit mix, so nothing in the government record corroborates it. A 684 sq ft one-bedroom would also be a departure from the large-format line DivyaSree has built its residential name on, including at Yelahanka New Town.

When will DivyaSree Shettigere launch, and when is possession?

No date can honestly be given, because none has been announced. The intake material indicates a launch targeted for late 2026, which we attribute to that material rather than assert, and it has to be read against the CISF staff quarters recorded as remaining until June 2028. Every apartment project registered in this belt during 2025 and 2026 files completion between the middle of 2030 and the end of 2031. A possession date becomes meaningful only when a K-RERA registration declares it.

What does the absence of registration mean for a buyer today?

It means the project cannot lawfully be advertised, marketed, booked or sold to you yet. Section 3 of the Real Estate (Regulation and Development) Act 2016 requires registration before any of that for a project in a registrable class. Registration is also what creates the protections buyers rely on: the separate project account, the disclosed plan, the declared completion date and the standard agreement. Money collected before registration sits outside all of it, and this microsite is an information resource, not a booking channel.

Is DivyaSree Shettigere under construction, and are bookings open?

No, on both counts. Pages carrying a starting price, a 2030 possession year and an invitation to register interest are describing a project that has a scoping letter, a pending clearance application, no building plan and no RERA registration. Nothing is being built on the land, and part of it is occupied: the Terms of Reference conditions record CISF staff quarters remaining until June 2028, which constrains any construction programme more than a marketing date will.
