These two schemes sit under half a kilometre apart by road on the same Shettigere block, and a buyer researching either name online is very likely to be shown figures that belong to the other. That is not a figure of speech. The unit count, tower count and floor count circulating under the DivyaSree name match, exactly, what Godrej itself has published about Barca — the first phase of the neighbouring township.

One specification, two project names

Start with the thing that causes the most expensive confusion on this block. A specification set of roughly 1,961 units in 31 towers of ground-plus-15 floors circulates widely under the DivyaSree Shettigere name. It appears nowhere in DivyaSree's filing. It appears, word for word in its numbers, in Godrej Properties' own blog post of 20 August 2025, which describes Barca — the first phase of Godrej MSR City — as 19 acres, 1,961 units and 31 towers of G+15, inside a township of 62 acres.

The most economical explanation is that the neighbouring phase's published description was transplanted onto the DivyaSree name by pages competing for that search term. We state that as an inference, because we cannot see inside anyone else's editing process. What is not an inference is the mismatch: the promoter's own environmental filing for the DivyaSree parcel describes 5,474 homes in 17 buildings, not 1,961 in 31 towers, and its buildings run to 13 upper floors at most blocks rather than 15.

The practical consequence is simple and worth stating plainly. If a page shows you a tower count, a unit count or a floor count for DivyaSree Shettigere that matches Barca, it is describing a different project by a different promoter on a different parcel. Ask which survey numbers the figure belongs to. The DivyaSree filing is on Sy. Nos. 1P and 37/2P of Akkalenahalli-Mallenahalli with fourteen further part-numbers; Godrej's own project overview is the place to read the MSR City programme in its own words.

What each promoter has actually filed

DivyaSree's document is a Standard Terms of Reference, proposal SIA/KA/INFRA2/568667/2026, granted on 12 May 2026 under file SEIAA 75 CON 2026. It describes 77.22 acres — 31.2519 hectares on the application — carrying 5,474 residential units across 17 buildings, three dedicated residential amenity buildings, a 252-room hotel building and a retail-and-office podium. Built-up area is 10,14,670.41 sq m and the declared project cost is ₹2,029 crore. Parking is filed at 5,790 cars and sewage treatment at six plants totalling 4,600 KLD. The environmental clearance application, SIA/KA/INFRA2/580963/2026, was filed on 20 June 2026 and remains pending before SEIAA Karnataka.

Godrej MSR City is at the other end of that process for the parts of it that have launched. It is a joint venture between Godrej Properties and M S Ramaiah Ventures LLP — the MSR in the name — and the township is published at 62 acres. Two phases carry Karnataka registrations. Barca was registered on 1 April 2025 with a filed completion of 31 March 2030; Barca II followed on 30 June 2025 with a filed completion of 31 December 2030.

Those are different classes of document and it is worth being precise about the difference. A Terms of Reference is a scoping decision: the state agreeing what environmental studies the promoter must carry out. It approves no building, fixes no unit mix and confers nothing on a buyer. A RERA registration is the thing that lets a promoter sell, and it brings a filed unit schedule, a sanctioned plan on the public record and a completion date the promoter answers for.

The registration position, phase by phase

We parsed the Karnataka RERA project registry in full on 9 September 2026 — 9,935 rows — and searched it by promoter rather than by brand word, which is the only way to get a reliable answer in a state where several unrelated firms share a name fragment.

Divyasree Shelters LLP returns no rows. Not a project registration, not an application awaiting one. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot lawfully be advertised, marketed, booked or sold before registration is granted, so everything a buyer normally does at pre-launch is, on this parcel, not available to be done lawfully. An invitation to do it anyway tells you about the person making the invitation.

M S Ramaiah Ventures LLP returns exactly two rows: Barca and Barca II. There is no registered third phase of Godrej MSR City. That matters for how you read anything published under the “Phase 3” heading, including the configuration and price bands carried on our own peer site. Those bands — 2 BHK at 1,201 and 1,241 sq ft, 3 BHK at 1,603 and 1,864 sq ft, and a rate near Rs 13,000 to 13,500 per sq ft — are aggregator-class figures for a phase that has not been registered, and the MSR City pricing page should be read with that in mind. The registered position is the one that can be checked.

Scale, and what a mixed-use filing actually contains

On land the gap is real but not enormous: 77.22 filed acres against a published 62. On programme it is a difference in kind rather than degree.

The DivyaSree filing is not a residential launch with some retail attached. A 252-room hotel building of three basements, lower ground, ground and eight upper floors sits inside it, and so does a retail-and-office podium of two basements, ground and four upper floors carrying nine residential floors above. Seventeen buildings are filed in total, of which the hotel is one; the residential count is therefore spread over sixteen, which works out at roughly 340 homes per building and something in the region of 20 to 26 homes per floor. That arithmetic is ours, done on the filed figures, and it is an estimate rather than a disclosure.

A buyer should treat that mix as a genuine variable rather than a bonus. Hotel and office components change the traffic pattern inside a gated development, the service-entry design, the hours the place is busy and the way common-area costs are apportioned. They can also be the reason a township gets usable amenities early. None of it is knowable from the filing alone, which is precisely the point: it is a scoping document. Godrej's township master plan shows what a purely residential programme on this belt is laid out to look like, which is a useful contrast to hold in mind.

Price: one developer number against a band with no author

DivyaSree has published no price, no per-square-foot rate, no cost sheet and no payment schedule for this project. That is the whole of the position and we will not dress it up. Any figure you are shown for it today has an author other than the promoter.

Godrej has published one number for this township, and it is worth using precisely. Godrej's own page for Barca states 3 BHK homes from ₹1.79 crore, with possession March 2030 — a date the registry corroborates to the month. No per-square-foot rate accompanies it and Godrej publishes no unit sizes on that page. Dividing ₹1.79 crore by the aggregator's 3 BHK sizes of 1,603 to 1,864 sq ft implies roughly ₹9,600 to ₹11,200 per sq ft, but only the numerator in that sum is the developer's; label it an estimate resting on an unconfirmed denominator, or leave it alone.

For corridor context on developer numbers only, Aditya Birla Real Estate's Q4 FY26 investor presentation reports Birla Trimaya — on the same survey block — at an average realisation of ₹10,231 per sq ft for its Phase 4, registered in January 2026. That is booking value divided by area sold across booked inventory, not a list price, and it should always be quoted as such. Taken together the developer-sourced evidence puts this belt around ₹10,000 to ₹11,000 per sq ft, materially below the aggregator bands attached to unregistered phases.

Timing, and the constraint sitting on the DivyaSree site

Two clocks are running here and they are not the same length.

Godrej's registered phases have filed completion dates: 31 March 2030 for Barca and 31 December 2030 for Barca II. Those are statutory commitments, extendable under the Act but answerable for. Every apartment project registered in Devanahalli taluk during 2025 and 2026 files completion somewhere between mid-2030 and the end of 2031, so that pair sits squarely inside the belt's normal delivery window rather than at either edge of it.

DivyaSree has announced no possession date, and its filing carries a constraint a buyer should know about before anything else. Part of the site is occupied by CISF staff quarters, recorded on the environmental application as remaining until June 2028. Whatever the launch schedule turns out to be, a portion of this land is spoken for until then. Set that against the belt's own five-to-six-year construction horizon and the arithmetic speaks for itself: a scheme that has not yet been registered, on a site partly occupied into 2028, is not competing for the same possession year as a phase registered in 2025. The MSR City location page covers the shared infrastructure both sites depend on — the airport road access and the under-construction Blue Line — and none of that timing is within either promoter's control.

Which buyer each one is actually for

These are not two versions of one decision, and treating them as interchangeable is the mistake this page exists to prevent.

Godrej MSR City suits a buyer who wants to transact now inside a registered project with a filed completion date, a known promoter entity to contract with and two phases of absorption already behind it. Barca's April 2025 launch was reported at over ₹2,000 crore of inventory sold, which tells you the belt has depth of demand at this price. What such a buyer gives up is optionality: the registered phases are priced and the product is fixed. Read the developer profile for the joint-venture structure, because the promoter of record is M S Ramaiah Ventures LLP rather than the listed Godrej entity, and in Karnataka the brand on the hoarding is frequently not the holder on the certificate.

DivyaSree Shettigere suits nobody as a purchase today, because it cannot lawfully be one. It suits a watcher: someone tracking a large mixed-use filing on a block that has already absorbed several thousand homes, who wants to be early if and when a registration appears. The right posture is to follow the environmental clearance and the registry, hold the 5,474-home filing loosely as the scoping document it is, and treat any price, size or possession date offered before registration as unsourced.
